What is a Limited Common Element?

In a condominium association, there are common elements, which are the general portions of the property that include the supporting structures and enclosing structures around a unit, exterior elements, and outside space, and then there are units which are the individual spaces inside of perimeter walls which unit owners own. A limited common element is a portion of the common elements of the property that is reserved for the use of one unit (or more), but not all units. Associations can find the definition of their particular limited common elements in their declaration or Section 4.1 of the Illinois Condominium Property Act.
